Kelly A. Walters
Chief Executive Officer
Mr. Walters serves the firm primarily in an executive management capacity, participating in all capital and organizational decisions of the company. Since July of 2015, Mr. Walters has served as a partner at Kuehl Capital Holdings, LLC and Aspect Venture Partners, LLC, and remains active on the boards of those entities. Prior to joining Kuehl, Mr. Walters served as Director, President and Chief Executive Officer of Supertel Hospitality, Inc. (now Condor Hospitality Trust, Inc.) from April, 2009 to February, 2015. Before joining Supertel, Mr. Walters held the position of Senior Vice President of Capital Markets and Acquisitions from October 2006 through April, 2009 for North Dakota-based Investors Real Estate Trust (IRET), a public self-advised equity real estate investment trust. Prior to IRET, he was Senior Vice President and Chief Investment Officer from 1996 to 2006 for Omaha-based Magnum Resources, Inc., a privately held real estate investment and operating company that co-launched the Magnum Opportunity Fund I with Messrs. Martin and Schulke. Preceding Magnum Resources, Mr. Walters was an officer and senior fixed-income portfolio manager at Brown Brothers Harriman & Company in Chicago. He also held investment positions with Peter Kiewit Sons’ Inc., and Piper Jaffray. Mr. Walters is currently a director of Bridges Investment Fund Inc., a publicly traded mutual fund. He holds a B.S.B.A. degree in banking and finance from the University of Nebraska at Omaha and an EMBA from the University of Nebraska.
Starr P. Schulke
Chief Investment Officer
Mr. Schulke directs the partnerships executive functions and oversees portfolio investments, portfolio management, and capital formation. Mr. Schulke joined Mr. Martin in 1997 and has focused on sourcing, underwriting, acquiring and managing investments in distressed and defaulted debt instruments and forfeited real properties. Messrs. Martin and Schulke formed Magnum Capital Advisors, LLC, in 2002 as the investment manager for Magnum Opportunity Fund I to make principal investments in distressed commercial real estate opportunities. In 2005 Messrs. Martin and Schulke formed Quarter Circle Capital, LLC and QCC FUND I, LP to continue the investment management business of Magnum Capital Advisors. Previously, Mr. Schulke founded and was President of Mid-America Development, LLC where he managed a number of developments including projects dedicated to storage, warehouse distribution and flex industrial properties. Mr. Schulke was also a consultant to developers on land use plans including golf course communities, multi-use commercial property and residential development. Starr attended the University of Nebraska and the University of California – Davis majoring in Landscape Architecture and Urban Planning.
John P. Martin
Senior Vice President
Mr. Martin is primarily responsible for sourcing potential investments through his extensive network of lenders, servicers, special servicers and other owners, originators or custodians of commercial mortgage debt. Mr. Martin also plays an integral role in all portfolio investments and portfolio management decisions. Mr. Martin has over 30 years in real estate and related industries focused primarily on analysis and re-positioning under-valued properties. From 1983 through 1988, he was the Senior Vice President and Director of Asset Management for Occidental Nebraska Savings and Loan responsible for over $650MM in REO and non-performing loans. From 1988 and 1990, Mr. Martin worked as a Senior Vice President with Merrill Lynch Real Estate in Stamford, Connecticut and was responsible for resolution and disposition of a large portfolio of Merrill Lynch real estate owned. In 1991, Mr. Martin formed a partnership to perform both third-party advisory assignments and principal acquisitions focused on distressed commercial real estate opportunities. Messrs. Martin and Schulke formed Magnum Capital Advisors, LLC in 2002 as the investment manager for Magnum Opportunity Fund I and to make principal investments in distressed commercial real estate opportunities. In 2005 Messrs. Martin and Schulke formed Quarter Circle Capital to continue the investment management business of Magnum Capital Advisors. Mr. Martin attended Midland Lutheran College, Fremont, Nebraska, and received an associate degree in Real Estate.
Corrine (Connie) L. Scarpello Chief Financial Officer
Ms. Scarpello joined the company in July of 2016 as Chief Financial Officer to guide the firm’s debt management, financial accounting, and client reporting initiatives. Prior to joining Quarter Circle Capital, she served as Director, Senior Vice President and Chief Financial Officer of Supertel Hospitality, Inc. where she was employed for 11 years. Before joining Supertel, Ms. Scarpello worked for Mutual of Omaha for 17 years, serving there as the Vice President of Accounting and Administration for a wholly owned subsidiary, and earlier as Manager in their Mergers and Acquisition department. Ms. Scarpello’s professional career began at Price Waterhouse Coopers (formerly Coopers and Lybrand) where she gained accounting and audit experience during her three years with the firm. She has been a director of Nature Technology Corp., a Nebraska based biotech company. Ms. Scarpello holds a BSBA in Accounting from the University of Nebraska at Omaha, and passed the CPA exam during her senior year.
