SWQ Capital Partners acquires and manages both debt and fee interests in fundamentally sound commercial real estate assets, the value of which we perceive impaired by, among other things, stress caused by obligations of onerous capital structures, shifts in market conditions, property positioning or management. Our investment strategy targets the acquisition of:
- Distressed, non-performing or defaulted commercial real estate mortgages,
- Lien holder positions in commercial real estate foreclosures or bankruptcies, and
- Fee interests and real estate owned.
We have been acquiring and managing performing and non-performing debt on and fee interests in commercial real estate since 1991 under our predecessor companies, Dial Advisory Group, LLC and subsequently at Magnum Capital Advisors, LLC.
Since inception, SWQ and its predecessor companies have transacted hundreds of millions of dollars in acquisitions activity, across all property types and a wide array of financing structures. The principals have executed sometimes complex real estate transactions and always closed as agreed, which is a point of pride.
Through our longstanding relationships with leading market participants across the U.S., the principals of SWQ have accumulated detailed knowledge of most major and tertiary markets in the U.S. As a result of constant interaction, we have a sound grasp of market elements and are able to maximize transactional variables to be in the best interests of our fund or funds.
SWQ specializes in advising clients regarding the resolution of under-performing real estate portfolios, debt and equity restructurings, joint venture restructuring, and asset management services, earning a reputation as a dependable partner to our clients.
Types of Advisory clients in which we have an interest in working includes: Tenant In Commons (TICs); commercial banks; insurance companies; CMBS lenders; special servicers; bondholders; and private investors.
